This is a five year old Amicus Horizon property in Beckley. Amicus Horizon paid £41,000 in damages to the tenant Robert Poile who suffered years of torment at the hands of this ruthless landlord who seem to have designed their complaints procedure more as a weapon than a tool to assist tenants. Mr Poile like other complainants is disabled and his life has been ruined by his experiences with Amicus Horizon. Booker and Best were also involved with the bad repairs on this property. Another Amicus Horizon property with two disabled residents. Mr Mark Christopher Steel and his family have suffered terribly at the hands of this landlord, his property as you can see is in a dangerous state of repair but still they fail to put things right or take any kind of sensible action to protect those they are putting at risk, the only thing that they gave Mr Steel that no one else was given was an apology, but like all the rest they continue to break their promises.

This disabled tenant and his family have been waiting for five years for repairs to be allowed by Amicus Horizon Housing Association, Hastings council have expressed their keenness to install adaptations but they need Amicus Horizon to file a request. Amicus Horizon have accepted that their previous repairs were sub standard or dangerous, and Booker and Best have also stated that their work was of an unacceptable low standard, but that has`nt encouraged them to do anything of an acceptable safety standard. Mr and Mrs Morgan and their children have suffered extreme harassment from Amicus Horizon and continue to be victims of a misused complaints procedure

Tape 1. Making contact... This is a typical attempt to contact Amicus Horizon. I have never seen or spoken to my housing manager Jenny Betts, or Steve Madell, despite the many letters stating that they are going to phone or visit, and as usual weeks later we are still waiting for anyone on this tape to call us back as promised.

We asked Mr Ron Grimmer (on tape) why Amicus Horizon were breaking their tenancy agreements by not painting the outside of our properties every four years as specified within the tenacy contract. Mr Grimmer replied: We do, the last time they were painted was four years ago, but that was a lie, in fact every tenant that we have spoken to is quite clear that our houses have never been painted since Amicus Horizon took over. I have put a couple of token photo`s below because our council is not interested in the state of properties unless it is on the seafront and they are not going to disobey Amicus Horizon anyway. Once again powers created to protect the vulnerable are mostly used to attack them because if you complain in this area particularly against Amicus Horizon or Hastings council it is much more likely that you will end up being the one who is investigated.

My point with these photographs is not to make a big deal out of the fact that the exterior of our houses would benefit from proper maintenance, my point is why Amicus Horizon ALWAYS choose to lie... Why do they continually persist in the lie that they repaint every four years when the truth is they have never honoured this condition of our tenancy agreement, we have all lived in this road for more than four years one of us has lived here for twenty five years so what is the point in lying? Why is the truth so alien to this company.

Tape 2. Ron Grimmer.
Mr Grimmer on this tape is trying to persuade me that the extractor fans fitted by Booker and Best are fitted with state of the art technology that causes them to automatically swithch on or off, the truth is they forgot to install the on/off switch so they simply do not work. This is confirmed by the manufacturer who laughingly suggested that the box contains full fitting instructions.
Tape 3. Booker and Best Ltd and Darren Goodsell.
This is a part of a visit by Booker and Best and Darren Goodsell who came out to survey the damage caused by Booker and Best and Amicus Horizon following a leaking pipe, while they were there I asked them to look at the door which is shown in the video on this page. Booker and Best agree that no one at Booker and Best would accept this kind of work in their own homes.
Sadly we eventually got our fire door but only to discover a couple of weeks ago that a large part of the supporting wall that holds this doorway, is actually held up by wood and plasterboard so either it could collapse or any fire wuld go straight through it.
Tape 4. Booker and Best Ltd and Darren Goodsell.
In this recording Darren Goodsell states that Amicus Horizon will install a fire door, shortly after this meeting Darren Goodsell stated that the door shown in the video was of a good standard and that no fire door would be fitted. On this tape Darren Goodsell accepted Booker and Bests suggestion that the best option was a split door, shortly after this meeting Booker and Best issued a statement saying that the door in the video had been installed by a qualified carpenter (lie) and Amicus Horizon via Darren Goodsell stated that the door was of good quality and would remain in place.

I hope that i will not have to talk to my landlord for when we do move back to our home,as i know from the joint expert that is over seeing works, our home will be safe, with no defects. we will only have to deal with Amicus Horizon when they come for landlord gas safety checks. Despite all of the mischievious visits and inspections no one on our discussion boards have received the promised repairs or installations which is a fair indication that the visits and inspections (especially when they come at the rate of 5 a week) are designed solely to harass and bully.

Mr Palmer from Hastings council came out this afternoon to check on what work had been completed since he submitted his report to Amicus Horizon. I told him about the worry over the non supporting -supporting wall and he said he would pass that on, if it does turn out that the metal doorframes were used as supports for these walls it is a worry that one has been removed and replaced with a wooden one especially as a lot of the wall has been removed in the past and replaced with plasterboard, I also gave him an account of what Ron Grimmer had promised in regard to the lift installation and the contact from Debbie, there are a number of other things:Fans/joists/damp and why our assessment is wrong on their housing site etc that he is also going to look into, at least we have one person who is willing to help.

How tactics change. Where we have been going through our tapes for posting (more going up soon) we have noticed that whenever we are contacted by Amicus Horizon - Hastings Council - Adult Social care many silly questions are thrown into conversations such as during a recent meeting about the extractor fans and supporting walls, "You can now access your property okay, you can get in and out" During a different meeting about access to the property "You can now access the toilet okay no changes needed there?" I could go on because there are many such instances recently so I would like to make it plain here for all to see. Access is a real problem and nothing at all has been done to alleviate that problem, but many things have been done to make it worse. Bedrooms: Yes they have grudgingly fixed the outside walls but they did it one/two rooms at a time leaving us without any bedrooms for a considerable period, same strategy as when they disconnected our gas and water supplies, the bedrooms are a mess the entire upstairs bar one small room (because we had that done privately) needs completely redecorating but that cannot be done until the ceilings have been repaired. Yes they did grudgingly replace the loft insulation but they did nothing to repair the roof. Yes they grudgingly changed the door, after a very long and bitter campaign but that door is installed in an unsafe supporting wall, and the metal doorframe/support was removed and replaced with a wooden frame. They have grudgingly done lots of little jobs, installed the fans, but no on/off switches, eagerly replaced all the light fittings, but only to hide the fact that water had been dripping through them but there have been so many broken promises, so much bullying and such an abuse of our tenancy agreement that now nothing could resolve our dispute with Amicus Horizon or Hastings council outside of a courtroom, any reasonable person who reads our files would be offended by the way that Amicus Horizon and Hastings council have colluded with each other in order to dismiss or hide our rights, or their own misconduct.
Amicus Horizon should be investigated and placed under very long term supervision, and Hastings council should be investigated by someone who has the authority to actually change the unhealthy partnership between these two public functioning bodies because when vulnerable-disabled-aged tenants find themselves being bullied by these two giant organisations it is very destructive and always has the immediate and everlasting effect of depriving them of their first and most important basic right "The Right to Enjoy Your Home"

Another day, Another survey. We received a letter from Amicus Horizon saying that Mr Ron Grimmer will be out to survey our paths on thursday 10th, June. Yes thats the same path he surveyed about 14 days ago and so many times.
Surveys... Repairs... Complaints Procedure... All used as tools by Amicus Horizon to torment and distress tenants.

Since this site went live we have had just two comments saying that we were being unfair against Booker and Best because we were making too much fuss over a door or a bit of water, one of those comments we never put up because of its content, the other was put up and is still on this site but we would like visitors to be aware that both comments came from people who are registered with Amicus Horizon as contractors (yes we do check!) and we would also like to ask visitors to keep in mind that we are campaigning about repairs to properties that house disabled tenants and to fully understand the damage that is done please click the link and see exactly what happens when people are subjected to such serious abuse and/or neglect.

Up until today my opinion of Amicus Horizon Housing Association was that they were poor quality landlords who were not all that interested in health and safety, building regulations,or the quality of their housing stock maintenance, and even less interested in disabled tenants but today my opinion of them changed completely because they are in fact extremely ignorant and foul mouthed and their opinion of how a disabled tenant would behave is I think appalling.
Mr Ron Grimmer area surveyor says I am F******* lucky to have my steps and paths repaired because they would not normally do it (odd if you are disabled or not because their tenancy agreements and Shelter, and EHRC, Hastings council, and East Sussex County Council, and the Ombudsman office all say they should.)
Mr Grimmer says that he does`nt want to leave a trip hazard on my property because "He knows what would come next"
Also I have a letter from Jane porter Managing Director of Amicus Horizon stating that they are doing the repairs dated February 2009. My requests for this simple repair date back to 2005. As we are now well into June 2010 and this simple repair has still not started I don`t think I am that lucky but that is hardly surprising when you are dealing with people who seem to think that having a disability is F******* Lucky. Mr Grimmer says his workmen must be careful when they work at our house because he says: "I know my way around" nod nod, wink wink, and I suppose that I do to a certain extent but if you take into consideration the fact that I have told them in advance that their visits to this property will be recorded and that it has been displayed on this site for years! it is fair to expect this gentleman to behave in a manner that he advises his workmen to. This is why I do not want them in my house any more, this is why I would rather save and pay other companies to repair the appalling damage they have caused to the interior of our home myself, this is why Amicus Horizon should not be allowed to control our council and it is another reason why this company should be placed under very long term supervision.
Mr Grimmer no longer shouts comments at me like "You`ve got kids get them to do it" but I don`t want him in my house. Jane Porter told Mr Michael Foster that she was sorry that we do not feel that Amicus Horizon are providing a good service... Would anybody?.
Jane Porter says that Amicus Horizon are doing all that they can to help us find more suitable accommodation... Not True.
Jane Porter says that I have bid on several properties on their Homemove site... I have bid on one but my bid was rejected because they said I was not priority. Jane Porter says that it was concluded that my home is not suitable for adaptations... Not True, the identical house next door is fully adapted,
Hastings council agree that the necessary adaptations would be simple.
ESCC agree adaptations would be very straightforward, and the same goes for Adult Social Care.
This is a dreadful business. Darren Goodsell, Jenny Betts, John Head, Steve Madell, Ron Grimmer and Jane Porter have refused to allow what should have been a simple process that is completely Free to them to go ahead and they have (deliberately in some cases) used the powers they have as landlords to torment and commit harassment. I could not find anyone in authority except the EHRC to continue with my complaints of disability discrimination, it is now my intention to go back to the police and make enquires about misconduct and Asbo`s because if ever a company deserved an Asbo Amicus Horizon certainly does.
I apologise to Amicus Horizon Housing Association that I am neither an idiot or a helpless old lady but having said that I will gladly support anyone who is because we are not all fortunate enough to have Jane Porters education or position and most normal people would fail to reach Ron grimmers level of eloquence.
Mr Darren Goodsell (on tape) Promises to have this dangerous installation removed and replaced within 7 days. Booker and Best do the same. It took over 8 months!
My surveyor suggests that much of the damp damage shown here was probably caused by our gas and heating being disconnected for 30 days during the coldest winter for over 30 years. Hastings council say the walls need insulating.

Hi Graeme, have you been in touch with your local Home Improvement Agency. They should run a handyman service and you should be able to get such repairs done by them. The annual limit is £250. If you want any more info let me know. If the property does not meet your needs you should be eligible for a Disabled Facilities Grant again through the HIA. Good Luck Cheryl.

I have tolerated what I think is a lot of really vindictive behaviour from Amicus Horizon for a very long time now, they object to me keeping records/diaries and they really dislike the fact that I record everything, but they record us in their offices, on the telephone, so I am only copying what they insist is acceptable, but the behaviour on our property today was definitely beyond the pale, I put up a recording of Mr Grimmer not long ago when he did one of his surveys of my garden and I told him then, it does`nt matter where you are on this property you will be recorded, the language in front of children doing their cycling proficiency training outside our garden this morning was disgraceful and it went on and on. Mr Grimmer does`nt talk he shouts and today he did so for about 45 minutes. If I was to use that kind of language at the offices of Amicus Horizon they would call the police, and I do know of at least one occasion where they have done so, even though the person who was swearing suffers from tourettes syndrome. The remarks Ron Grimmer made about me today were very wrong and those remarks were made solely to influence the workman who was being shown the job he would soon be doing and who never having met me before in his life is probably at this moment in a local pub telling everyone else what a terrible person I am. It does`nt really make much difference what Amicus Horizon think of me, they certainly are not going to bring out the good side by this type of treatment. I am not going to put this recording onto our site because I think it is too offensive, we have young visitors to this site, not as young as the ones next to Mr Grimmer today though.

The Amicus Horizons Chief area surveyors visit to survey my garden yesterday lasted 9 minutes but less than 3 minutes were used assessing or discussing the garden, Amicus Horizons Chief area surveyor remained on, or outside our property for a further 42 minutes and we were all subjected to his very loud, very disgraceful language and opinions, it was a prolonged and unpleasant lesson from Amicus Horizon on how to commit a Public Order offence, the children from Red Lake school were set a terrible example, my 13 year old daughter recorded this visit because she thought that someone was arguing in our back garden. We noted his comments regarding the asbestos with interest and when our surveyor comes out next week we will pass them on to him. The oddest thing about this visit was that yesterday was probably the only day in the last 12 months when we would not have had a record of this visit because I was up the hospital for much of the day.

My family think I let them down. I was talking to my son and my daughter yesterday because they have been a bit off with me since thursday and it seems that they don`t think that I should have let Ron Grimmer get away with the things he said about me, I think they think that I have embarrassed them because I did`nt/cou...l did`nt go and punch him on the nose. sometimes the lessons we teach to our kids are subtle .... like, we may not be able to control what other people say or do to us or about us but, we can certainly control how we react and respond to it, thus usually making us the better or bigger person. Your son may seem disappointed in you or your lack of actions but I would bet if he were ... See morepressed his real issue is not with how you acted or reacted but that you were attacked at all ... I don't know you or your children but I have raised 4 of my own and 17 foster kids over the past 29 years .... regardless of where they live, kids are basically the same. They may not show it because it isnt cool but they are very proud of their families when there is love and nurturing in the family and when someone messes with that, just as it angered you, it also angered and upset them.
Much of the harm these people do is never seen, often never mended.

Councillor Jeremy Birch has just been to our house and I told him a few of the things Amicus Horizon have been doing since we last met. I showed him the website and some of the problems in our house and I offered to play him some recordings, especially the latest one, and he promised to look into it and revisit our website later on today, and he is one man who remembers how good our site was before Amicus Horizon became involved, there were no complaints back then just photo`s and outings, and projects. On May 07th we gave our votes to Amber Rudd following her promise to investigate.

Hi Graeme,Am still digging through the paper work at the moment am in the midst of Amicus minutes. Regarding Mr Grimmer you're first step should be to complain in writing about his behaviour to his immeadiate superior, if you don't get a response you should send your complaint to the board and also copy this letter to the Housing Corporation. After I've had a good trawl through Amicus's minutes etc I will start looking at things from the Council's end starting with Decent Homes. It would help if you could give me details of the defects at your propert which require rectification and the steps Amicus have or haven't taken to deal with these.

When I saw your FB post I thought it might be some type of prank but now I have heard it (thank you for your trust and thank you for adding me) I think that the attitude and behaviour of your landlord is a total breach of trust and I am sorry for anyone who has to tolerate such treatment. I would also advise you that there are data protection issues here as well as all the other issues you have already identified and I suggest that you arrange to discuss these matters with your solicitor at the earliest opportunity. Also did this person have permission to enter your property while you were at the hospital? I have signed your petition but I noticed that the next series will not be aired until September. I suggest you send the producer a copy of your recordings you might find that is far more effective than a few signatures. If I can be of any assistance now or in the future please let me know.

At the time of this posting we have had absolutely no response from Amicus Horizon (except for one telephone call asking me if I am happy with them as a landlord. Are`nt they funny people?)-Amber Rudd MP-Councillor Jeremy Birch regarding the behaviour of Amicus Horizons Chief Area surveyor Ron Grimmer. If this man had behaved in a similar way in any of their homes they would probably have called the police who would probably have made an arrest or at least given a caution, either way it would have been dealt with swiftly. Why does Amicus Horizon have exemption from any known rules?. Why are they exempt from the law?.
Public order. Behaviour likely to cause a breach of the peace. the Housing Act. Disability discrimination Act. DED Act. Misconduct.
If we can get enough signatures we can show those in authority that we do not want these laws ignored when offences are committed. Hastings is "our" town. Ron Grimmers kind of insulting behaviour in front of a local councillors 13 year old daughter and other young children would have made the front page of the Observer, and got him a fine. We have been asking Amicus Horizon for nearly 2 years why they have never painted the outside of our homes when they state that they do it every four years, and they have repeatedly lied to everyone saying that it has been done, as if we don`t notice when someone paints our houses. Ron Grimmer gave us the most probable answer last thursday without even being asked.

We received a response from Amicus Horizon today stating that our complaint about Ron Grimmers foul mouth will be dealt with by Darren Goodsell... Same old story.
We also received a reply from Amber Rudd MP and she assures us that she thinks it is a serious matter and is looking into it. I will probably put some of the tape up on this site and on youtube soon, if the only thing that comes out of this is that everyone learns how important it is to record Amicus Horizon then it will not be all for nothing.

I`m putting 8 new video`s up on youtube tonight, Councils name and shame rogue traders so I see no harm in naming and shaming rogue housing associations even if they do own our council.
the painters made a start on our bathroom today, cleaning up the mess Amicus Horizon left behind. Lisa says its looking really nice and they`re doing it for only £100.00 I could`nt have the fan done though the electricians wanted £175 to move that and put a switch on it.

I received a letter from Darren Goodsell today asking for another copy of the Ron Grimmer tape and saying that he will let me know his decision by the 02nd, July, 2010. I invited Mr Goodsell to visit and listen for himself and I asked him once again when, or if he had any intention of completing the repairs to our home. I also telephoned Mr Goodsell at his request but his secretary said he was on another line and that he would call me back soon.
